I assume that because of the moisture industrial grade insulation materials need to get used but beyond that?

People like windows. Yes, these houses have windows, but the options are more limited. Hobbits loved to stay outside anyway, so it was not a problem for them.

The problem with these things is the water leaking into the concrete and the very own concrete becoming extremely old and dated over time.

Right now you can just go to any old house built on an slope that has a brick and mortar wall to keep off the slope terrain, and in the vast majority of cases the wall will have extreme water leakage issues and is probably either about to fall off or is extremely cracked up, even with industry grade materials.

Without skilled builders you'll just have extreme levels of moisture plus more insulation issues.

Even in Switzerland where some of the practical houses like this stand (not least because of the underground shelter and tunnel construction experience) it's still typically easiest to construct by removing the soil and then re-adding it, probably doesn't even cost much less than adding another floor.

Look into monolithic domes. They work pretty well for earth-bermed and underground housing. But the real issue they're not as popular is because:

1. Higher upfront cost

2. Domes require more intelligent interior design due to rounded edges (although this is not true for rectilinear structures, but those are not as strong and good at bearing loads as domes are, so I am not considering them as candidates for underground housing)

3. Ostracization. Being seen as the "weirdo" who lives in a home that's different from what most people have is not something the average person can either handle let alone wants. Most people prefer what is convenient and "normal" over what is functional and different

I want a monolithic dome myself, since I think they're so functional, so I am obviously biased

Also absolutely do NOT do what >>109481768 says. I get that they're meming, but shipping containers do not have the structural strength needed to handle being buried underground and remain safe. You WILL get buried alive if you do this

If you're intrigued by underground housing, you can also look up Coober Pedy. It's a town in rural Australia famous for having much of its structure underground due to how hot it gets in the area

It's practicality, not the dirt itself specifically. Rabbits and other animals can create tunnels that are easy to maintain. Humans creating tunnels require a lot more materials and maintenance, and living in tunnels won't be comfortable.
