So. What we've seen over time is that these fast food companies have essentially "modernized" the look of their buildings. We all already know these companies are first and foremost land owning companies.

Mcdonalds isn't in the business of selling burgers. It is in the business of owning properties.

If I want to buy a piece of land with a building on it. I wouldn't really want to buy something that has comical clown statues embedded all over the building. I'd prefer to buy something more nutral that I could easily slap my own brand on it.

These companies understand this premise and have obviously put in a whole bunch of work to remove any form of over the top branding on their buildings.

But is the idea because they are all prepped to begin SELLING their own properties? Or does changing their front facing façades help them regardless.

I guess so, it's the potential that they could sell them at the drop of a hat which gives the properties value. And valuable properties can be used as collateral for financial mumbojumbo. And you're right, the best way to make that potential credible is to make the properties flexible and not hideous.

Makes sense. It's essentially a hedge for if a downturn requires selling off properties. Think about all the Pizza Huts that were sold off and converted to something else. Probably screwed with their value that they looked like that instead of a generic box. So McD didn't go out of their way, they just converted as it was time for individual locations to update.

The franchisees are required to remodel every couple years at a cost of almost a million per time. Corporate approves the remodel but doesn't decide what it has to look like. Basically corporate isn't paying for the update.

Deep cleaning an entire restaurant would literally cost hundreds of thousands of dollars. For a bit more you can just tear out and replace every surface.

You have no idea what you are talking about. These are franchises, not property of the corporations and being interchangeable with other franchises greatly enhances the value of the commercial property and therefore reduces the risk of owning the property for the franchisee.
